World on Yonge

World on Yonge is a mixed-use residential and commercial property located in the Greater Toronto Area surrounded by Highways 407, 404, 400 and 7. This development consists of a 20-storey commercial building, a 2-storey retail building, as well as several condominium towers. Its parking lots see between 7,000 and 10,000 vehicles every day.

In 2016, the Shared Committee at World on Yonge was tasked with finding a solution for an increasingly problematic parking control issue at its facility. Enforcement had been intermittent because it was costly to have site security fulfill the role, and so the Committee was under pressure to find a workable solution.

The underground parking at World on Yonge was chaotic because there were no parking controls set in place. Residents living at World on Yonge did not always park in their nested area and would routinely park in the visitor area. This meant that stalls designated for mall and commercial visitors filled up quite quickly, which limited the number of stalls available for actual visitors.

The Committee put forth a solution that was simple in theory but complicated in scope.

“We wanted to find a solution that all stakeholders could agree to, as well as a solution that considers the diversity of the stakeholders themselves — retail shops, office spaces, a hotel and residential condominiums — and provides them with an affordable option,” says Peter Collins, Shared Facility Manager at World on Yonge.

The Committee considered several security and parking companies before selecting Precise ParkLink as its partner.

Today, residents of World on Yonge are parking in their nested area, separated from the commercial and retail parking giving them a stress-free parking experience.

Guests of World on Yonge’s residents now have the ability to receive free parking while visiting their friends or family simply by registering their vehicle’s licence plate on one of the tablets located at the front desk. “The flexibility of the tablet registration system along with security controls is the perfect fit!” says Collins.

With residential tenants now parking in their nested area and commercial tenants parking on P2 and P3, retail visitors can enjoy the luxury of available parking on P1. Visitors receive three hours of free parking when they register their licence plate on the DG7 Pay-by-Licence Plate parking meter or Whoosh! Pay-by-Phone parking app. The latter can also be used by commercial business operators to register their clients. With the right mix of metering, parking app and registration equipment, as well as customized programming and signage in four different languages, the needs of all stakeholders have been met.

“Precise ParkLink has been quick to respond to over 2,300 stakeholder needs at our site — and the needs have been many,” says Collins. “Enforcement of any kind is difficult. People tend to resist and conflict can occur, but Precise ParkLink has limited that conflict by offering its own solutions as well as listening and complying with ours. Their ability to custom program the parking meters allowed us to put the necessary controls in place to effectively manage our commercial and retail parkers.”
